Weighted scoring

Each factor is normalized to a 0–100 scale across the properties you entered, so the best value for that factor scores 100 and the worst scores 0. The direction depends on the factor:

• Lower is better: price, price per sqft, commute time, HOA, property tax
• Higher is better: square footage, bedrooms

The overall score is the weighted average of the normalized factor scores:

Factors with a weight of 0, or with no data for a property, are skipped. The property with the highest total is highlighted as the best overall match.

Tips

• Weight the factors that actually matter to your household — a short commute may outweigh a slightly higher price.
• Use annual figures consistently for HOA and tax (e.g. both per year).
• Add hidden costs into the price field if you want them reflected in the score.
• The score is a decision aid, not a guarantee — always inspect a property before buying.
